Real estate market trends Valencia CA Feb 1 2014

The real estate market trends Valencia CA Feb 1, 2014 graphs and statistics show the median list price at around $599,950 (fairly steady from previous weeks) and average days on the market at 65 showing a rise from October 2013 when it was at 50 and under( depending upon the price quartile). There appears to be an increase in the demand for housing in all quartiles as shown for the last few weeks in the market action index(MAI).  This may indicate an upward trend in pricing as the Spring approaches and this trend continues. Still a seller’s market in Valencia CA……..but what will interest rates do as stimulus money is taken out of the economy?  Interest rates will largely dominate what happens in the market place in the Spring unless other economic factors begin to dominate – e.g. increase in job market.

Condo median prices have remained very steady over the past year, mostly because single family homes have been readily available at reasonable prices as interest rates have remained low. Single family median prices have appeared to have hit a high point at this time but we have to watch the Market Action Index (MAI) which will indicate whether this trend will remain, increase of decrease.

Inventory has reached a level of about where it was in Oct 2013.  It is anticipated that as the Winter comes to a close there will be an increase although not to November 2014 levels if the MAI keeps an upward trend.

Price per square foot has stayed steady. A sign that inventory and days on the market have been working in tandem.
